Update on the Draft Resolution on piloting affordable commercial housing
Vietnam: Currently, the real estate market has recorded a notable increase in prices. Notably, according to recent financial statements of a number of listed real estate enterprises, developers’ profit margins remain at relatively high levels. This suggests that market prices may be structured in a manner that prioritizes profit maximization, thereby contributes to housing prices remaining at a high level and being difficult to reduce. In this context, the Ministry of Construction is currently preparing a Draft Resolution on the development of affordable commercial housing, with the objective of improving housing accessibility for the above-mentioned group. A key provision of the Draft Resolution is the introduction of a cap on the maximum permissible profit margin, set at 15% of total investment capital for projects falling within this category.
